What is the purpose of the SDA Program?

The program aims to promote the development of Specialist Disability Accommodation. It incentivises property developers and investors to work in collaboration with NDIS participants to create quality and innovative housing in locations that are in-demand for NDIS participants.

What are the eligibility requirements?

SDA funding is provided to a small percentage of NDIS participants with significant functional impairment or very high support needs. Approximately 6% of NDIS participants representing 28,000 people are expected to be eligible.

What about day-to-day support?

Participants are free to select their own support providers. The benefit of the SDA program is that housing and support can be seperate allowing for more freedom of choice for participants. Keep in mind Innogreen Homes is not a support provider.

Will I get SDA funding from the NDIS?

The NDIS estimates that only 6% of NDIS participants will be eligble for SDA funding. Individuals who have significant phyiscal support needs that can be greatly assisted by specialist accommodation may be eligble.

What can I expect in a Innogreen SDA Home?

As the intent of the SDA program is to blend disability accommodation into the community, SDA homes are not easily distinguishable from standard residential apartments or townhouses. However, there are key changes that improve accessibility, functionality and safety. These include but are not limited to:

  • Widened corridors and door widths

  • Wheelchair access ramps in homes and common areas

  • Bedrooms, bathrooms, living rooms, kitchens and wardrobes optimised for accessibility

  • Door automation where required

  • Electronic access control

What is the percentage of SDA homes within a typical development?

As per SDA regulations, the maximum amount of SDA homes in one development is 10-15 depending on the number of bedrooms. Not all Innogreen Homes projects reach the maximum amount and numbers can vary.

What locations are the homes in?

This is completely up to the applicant and their specific Housing Goal. Typically, our projects are in the Perth metropolitan area. As most homes are allocated prior to completion of construction, we typically do not have immediately available SDA Homes.

What is different about the SDA program?

The SDA program aims to blend specialist disability accommodation with standard residential developments. Rather than isolated or grouped housing for only individuals with extreme disabilities, it promotes independence, community inclusion and encourages the end user (NDIS participants) to have an active involvement in the future of disability accommodation.

Do you operate nationally or in rural areas?

At this stage, Innogreen Homes only operates in the Perth metropolitan area.

Process How long do I have to wait to get into my new home?

In alignment with the goal of the SDA program, Innogreen Homes specialises in off-the-plan accommodation, typically these projects have not commenced construction or are in the early construction phase. This is what allows Mimi to work closely with applicants on their specific design requirements. Construction times can vary but typically range from 12-24 months.

Process What is Innogreen Homes’ involvement in the SDA Process and who receives the funding?

Innogreen Homes is a SDA housing provider, we do not provide any support services ourselves. As the approved SDA provider, Innogreen Homes receives the SDA funding from the NDIS participant in order to complete the projects. The funding provided under SDA is not for support services, but is instead for the development of the homes in which these services are delivered.
